Flat roofs are extremely common in South Florida — from single-family additions to commercial buildings. But they require different maintenance than sloped roofs.

1. Ponding Water

Any water that stands on a flat roof for more than 48 hours after rainfall is a problem. Over time, ponding water breaks down roofing membranes and promotes algae growth.

2. Blistering and Bubbling

Bubbles in a flat roof membrane are caused by trapped moisture or air expanding under South Florida's intense heat. If blisters rupture, immediate repair is needed.

3. Cracked or Split Seams

The seams where membrane sections overlap are the most common leak points. UV exposure and thermal movement cause seam sealants to crack over time.

4. Flashing Failures

Where the flat roof meets walls, parapets, vents, and HVAC equipment, metal flashing creates a seal. Miami's heat causes metal to expand and contract constantly, eventually loosening the sealant.

5. Membrane Shrinkage

Modified bitumen membranes can shrink over time, pulling away from walls and flashing at the roof perimeter. If you notice gaps opening up at roof edges, call a licensed roofer immediately.
